Responsible for daily maintenance operations including Service, COM and Warehouse activities. Assure that maintenance standards are achieved and sustained in accordance with project objectives. This position is utilized in properties with geographically separated properties.

This position is offering $70,000 - $85,000 yearly.

Responsibilities

  • Oversee maintenance operations: Ensure the that all Winn Military Housing Services(WMHS), Lendlease and Military Partner policies, procedures, standards and reporting requirements are and effectively communicated to all employees, adhered to and properly implemented and delivered accurately, timely. Work with site leadership on strategies for accountability and setting of goals and quality standards. Ensure Project Incentive Matrix is met through financial and customer service goals.
  • Scope, scheduling and coordination of COM, preventive maintenance and service order work (Internal and Contracted): Ensure scope and tasks required are identified for COM including accurate estimations of time and cost to complete repairs. Preventive maintenance including individual homes, playgrounds, amenities and facilities. Manage scheduled curb-appeal and other work for entire project to include street-sweeping, pressure-washing, preventive maintenance, etc. Utilize the YARDI database to manage maintenance work.
  • Maintenance staffing: Participate in hire, termination, and progressive discipline in coordination with HR and provide regular updates to DPM, DOM and Facilities. Actively participate in recruitment process for all supervisory personnel and structure or compensation adjustments for maintenance personnel. Review Open Position Report & work with Managers to fill the positions in a timely manner. Work with HR, DPM, DOM and VP Facilities on performance issues with Maintenance Technicians and implement the agreed course of action and support.
  • Customer service escalations: Address and diffuse customer concerns and escalation including appropriate follow up, parts scheduling, contractor scheduling and follow through to resolution.
  • Quality control activities and subcontractor verification: Perform Quality Control checks for service request process for technician and subcontracted work to ensure time and quality expectations are met.
  • Financial controls: Work with DOM to provide support as required to provide accurate forecast of Controllable Expenses. Review financials and participate in monthly calls. Responsible for generation of the Project Budget and Business plan for maintenance and capital expenses and projects.
  • Employee & site safety/environmental: Participate in site safety and environmental programs, coordinating with regional Lendlease safety and environmental managers on immediate concerns and opportunities for improvement and be informed of personnel response and efforts during emergency situations, such as fires and floods, during and after normal business hours. Conduct incident investigation in coordination with safety personnel and provide report and recommendations for improvement and implementation of agreed actions.
  • Contract management and coordination: Ensure that all contracts for capital projects and ongoing maintenance are coordinated, properly bid, and completed in accordance with company standards. May be responsible for oversight and management of capital projects.
  • Serve as a liaison between Maintenance and Property Management departments facilitating effective communication.
  • Reporting: Generate and review appropriate weekly and monthly maintenance reports to determine if there are any current or potential issues. Makes recommendations for solutions and ensures solutions are implemented by appropriate staff.

Requirements

  • High School diploma or GED
  • 3 - 5 years
  • Required Supervisory/Management Experience 1 - 3 years
  • Required Work Experience 3 - 5 years
  • Vocational or Technical training
